Bulk Trash Reminder - Sunday February 5th PDF Print E-mail

Don’t forget to set out your bulk trash this weekend, no later than Sunday night February 5th.
Bulk Trash will be collected next week, sometime between Monday and Friday (2/6-2/10).

IMPORTANT!... To avoid fines, trash should not be set out any earlier than 2 to 3 days before the first Monday of the month.

If your trash is not picked up by Friday, February 10th, please contact the Town of Gilbert at 480-503-6400 and advise them that your house (and/or entire neighborhood) was missed during the Bulk Trash collection week.

REMINDER... 1ST QUARTER ASSESSMENTS ARE DUE

HOA Assessment Fees are due quarterly each year in January, April, July, and October. There are multiple payment methods available - refer to the HOA Dues / Fees page for more information.

HOA dues are fees collected quarterly from each homeowner in the community. These assessments represent each homeowner's pro-rated share of the common grounds and their expenses. The funds are used to pay for the maintenance & repair of common grounds (parks, fields, playground equipment, etc), as well master insurance, management, water, and sewer utility costs. Any surplus monies existing after paying for pertinent services are held in a reserve fund for future capital expenditures, which includes improvements & replacements that add to the value or useful life of the property.

 
Gilbert Police Department PDF Print E-mail

The Gilbert Police Department's presence in San Tan Ranch has steadily increased as they have been actively working to make the community as safe as possible. At the April 2011 Annual HOA Membership Meeting, we had the chance to speak with one of our main Gilbert PD points of contact, Ms. Terri Burchett. She expressed her passion for the community and urged everyone to contact the police department with any security concerns. She even went as far as to provide San Tan Ranch with her personal contact information: 480-635-7153 or 480-215-9386... Please put this information to good use and contact them with any law enforcement concerns. The faster we involve them, the faster appropriate action can be taken.

We thank Terri Burchett for her services and for going the extra mile for San Tan Ranch!

...If you’ve received a violation letter and have taken care of the issue, please call Vision Community Management (480-759-4945) and let them know, so that a re-inspection can be scheduled and the record can be removed from your account (resetting the violation count for that specific offense back to 0)... IT’S THAT SIMPLE!...
   

VIOLATION LETTERS - ENFORCEMENT POLICY

The San Tan Ranch HOA established the following enforcement policy to ensure that homeowners comply with the CC&R's (Covenants, Conditions and Restrictions). The community manager drives through the entire community, of 1803 homes, at least once a week to inspect each property. If a home is found in non-compliance, the violation will be recorded on the lot account and a letter will be sent to the homeowner. Properties that are in compliance will be passed by and nothing will be recorded on the lot account. If the violation remains or reoccurs within a certain time period, additional letters will be sent and monetary penalties may be imposed. (see letter schedule below for details)... Since the property manager passes by those homes that are in compliance, they will not specifically notice any corrections made to a previous violation, unless a re-inspection is scheduled and performed. It is the responsibility of the homeowner to notify the HOA, via the management company, when a violation has been addressed so that the infraction record can be removed from your account and violation schedule (below) can be halted. If you’ve received a violation letter and have taken care of the issue, please call Vision Community Management (480-759-4945) and let them know, so that a re-inspection can be scheduled and the record can be removed from your account (resetting the violation count for that specific offense back to 0)... The Board of Directors desires to have all homes & common areas look their best. It is not their intent to make a buck off of homeowners. Their only wish is to get prompt compliance and maintain the appearance of San Tan Ranch.
    

VIOLATION LETTER SCHEDULE

1st Violation Letter... Once the a violation is found, a letter will be sent to the homeowner requesting that the infraction be addressed within 14 days.

2nd Violation Letter... If the violation has not been corrected (or has repeated/returned) after 14 days has passed, a 2nd letter will be sent to the homeowner notifying them that a monetary penalty will be assessed in 14 days if the violation remains.

3rd Violation Letter... If the violation has still not bee correct (or has repeated/returned) after another 14 days has passed, a 3rd letter will be sent to the homeowner notifying them that a monetary penalty has been assessed.

Additional Violation Letters... If the violation remains unaddressed (or repeats/returns), additionals letters will be sent to the homeowner notifying them that additional penalties have been assessed... Should a period of at least 120 days lapse between violation letters of the same offense, the next violation will be considered a first offense (1st Violation Letter). 

Right of Self-Help... The HOA has the right to enter a homeowner’s property to provide all maintenance and repairs that are necessary to remove a violation, at the homeowner's cost, if a violation is left unaddressed for a exorbitant amount of time. NOTE: In this case, entry by the Association and any of its agents is not an actionable trespass.
